Golden Bakery HQ

ZERA took on the challenge of converting a 522m2 existing warehouse into mixed-use space, including a commercial kitchen (bakery), office and retail space. The project brief included reusing the existing structure to expedite project timelines, demolishing the non-compliant concrete slab and steel mezzanine left from the previous owner, refurbishing the current façade, and uniting the existing bakery with the new side to triple the current usable space. The project's innovation lies in the adaptive reuse of the existing structure, which reduces wastage, build times, and ensures an environmentally friendly outcome. However, this adds complexity to the demolition and temporary works, as well as uniting the two buildings while ensuring the existing bakery remains operational 24/7. Additionally, using the existing shell of the building creates a safer workplace by minimising public interaction on the busy corner block site.
